A public information meeting will take place Thursday, Jan. 19 on a proposal by Century Group to re-develop the former Southpointe Academy site.
The meeting at the South Delta Recreation Centre will give residents an opportunity to learn more about an Official Community Plan amendment application to re-develop the site at 1720-56th St.
The current proposal includes a five-storey, 62-unit seniors’ residential building, a six-storey commercial/office building, 23 townhouses and 18 garden apartment units.
In addition to having to change the land use designation and obtain a development variance for the setbacks, the project also requires an amendment to the height limit of three storeys in the OCP and the Tsawwassen Area Plan.
Delta’s community plan designates the area for commercial and service uses. Typical uses include a wide range of retail, office, personal service, recreational, entertainment and short-term accommodation.
However, the plan also has a policy statement that encourages the replacement of one-storey commercial uses along 56th Street by apartments or townhouses.
Both the seniors’ residential building and the commercial building would feature one level of parking below.
The municipality notes the upcoming meeting is not a public hearing. If the application proceeds past preliminary approval by Delta council, it would then be subject to a public hearing.
The site currently contains the former Boundary Bay Montessori and an old motel. The buildings in recent years have been used as the campus for the Southpointe Academy private school, which moved into a new building across the street this week.
Thursday’s public information meeting takes place from 6:30 to 8 p.m.
