Colin Wiles, chairman of the East Mill Road Action Group, told members Cromwell Road was a “planning disaster” with several unattractive blocks of flats already built.

He said: “The mix of dwelling types is a recipe for buy to let and a transient population.

“This will be a dormitory, not a community.”

Cllr John Hipkin, who represents Castle, agreed small flats were “antithetical” to the idea of a stable community and argued more family properties were needed.

He said: “Of all the places in Cambridge that might have been a ‘community’, Romsey must be one of the strongest.

“I can well understand the concerns of Romsey residents who are fearful of the erosion of community spirit in that part of the city. This will further advance the erosion of community spirit.”

Cllr Hipkin criticised plans to locate most of the affordable housing in the least attractive part of the site, warning the railway edge would be a “thoroughly disagreeable” environment to live in.

Cllr Paul Saunders, who represents Romsey, said it was wrong just a quarter of the open space required by the council’s standards was being provided on-site, warning there were not other parks nearby that could be improved.

Trinity Financial Inc. is planning a large development nearby, and Equity Residential and Delaware North Cos. are eyeing residential projects in the neighborhood.

The Merano, which will be near the Zakim Bridge, has been revised from a prior proposal to feature a range of apartments, with about 60 percent to be one-bedroom units, 25 percent two bedrooms, and 15 percent studios. An executive with Boston Development Group said the one bedrooms will rent for between $2,600 and $2,800 per month. Thirty of the units will be designated affordable.

Designed by CBT Architects Inc., the complex will be contained in a pair of adjoined 14-story buildings. Many of the apartments will have balconies, and residents will have access to a pool and fitness center to be built in the Courtyard Marriott. The second and third levels of the complex will contain 184 parking spaces.

The project is expected to create about 550 jobs during construction and about 200 permanent jobs in the hotel and restaurants.

In addition to The Merano, the Boston Redevelopment Authority also approved construction of 60 apartments in three adjoining buildings on Melcher Street in the Fort Point Channel neighborhood. The project will include 27 so-called innovation housing units, which are designed to be smaller and more affordable for renters in the neighborhood.

The developers plan to build the project in phases, starting with the renovation of 63 Melcher St. and then moving to 49 and 51 Melcher St.; the latter two buildings will include retail shops and/or entertainment on the lower levels. Parking for residents of the complex will be available in the adjacent Necco Street Garage.

The development team includes Archon Group, Goldman Properties, Melcher Street Holdings LLC, and Gerding Edlen Development. The complex is being designed by the architecture firm Bargmann, Hendrie & Archetype.

Mr Barry has repeatedly called for Nama housing to be made available to those on waiting lists around the country. Cork city’s housing waiting list has fallen by 1,000 since April, after a review was held following new social housing assessment regulations. These regulations included a rule that prospective tenants could only apply to one housing authority and must be living in the area, or have a local connection with the area. According to Cork City Council officials, 167 of its houses are being repaired at present and it is planned to refurbish another 66 of these houses. Another 55 of these houses are being repaired or are due to be repaired by external contractors, while 21 are being repaired by housing associations. Seventeen of these houses became vacant at the end of the year and assessments have not been undertaken to gauge how much work is required. A further 16 houses are on hold due to legal proceedings, while 41 have been offered to tenants and a response is awaited. This year, Cork City Council intends spending up to €3.28m renovating, disposing of waste and providing security at vacant houses. Sinn Féin councillor in Mahon, Chris O’Leary, also called for Nama housing to be turned into social housing. “Every week, we are spending €5m on rent allowance across the country. This is outrageous. There are so many unfinished estates that could be used by people on waiting lists,” he said. Mr O’Leary said the waiting list had become “dismal” in recent years as the “council can’t churn out the houses as they don’t have the money to do them up. For instance, this month, just 17 houses were allocated to new tenants. That list will never be cleared.”
